  1. Remove Personal Effects. Family photos are fun to look at, but they’re a distraction for potential buyers. Pack up all décor that tells a personal story. Leave the walls a neutral canvas, or hang just one bold piece of art or a decorative mirror in their place.
  2. Home Lighting. Nothing makes a staged home look more inviting than great lighting. Natural sunlight mixed with the right amount of artificial lighting is key to making your home warm and welcoming. Use three types of lighting: ambient overhead, task pendants and under cabinet lights and accent sconces and wall lights.
  3. Accessorize. The right accessories can make a room more inviting. Groups of three are the secret decorating rule. Place three objects of different heights – say a vase, bowl and candleholder in a triangle setup, largest in the back. For the best effect, make sure they’re of similar color, shape, or texture.
  4. Rooms with a View. Windows are often overlooked in staging, but sparkling clean windows let the maximum amount of sunlight into your home, making it feel larger.
  5. Curb Appeal. Nothing says welcome home or makes a greater first impression than a house that looks terrific on the outside. Up your home’s curb appeal by keeping the landscaping neat and trim. Spruce up the front door with a fresh coat of paint. Want to really impress? A new roof can account for 40% of a home’s exterior look, so if your roof has seen better days, replacing it can be the best staging investment you make!
