5 Attic Maintenance Tips For Your Las Vegas Home

Although the attic in your Las Vegas home is often the ideal place to store seasonal or rarely used belongings, it also plays a significant role in your comfort, and it helps to keep your home protected from the elements. 1. Inspect Your Insulation

In the summer, attic insulation prevents the heat from the underside of the roof from migrating into your home, which can make your air conditioner work harder to keep you cool. In the winter, it slows heat from naturally rising into the attic.

To keep your home as comfortable as possible, make sure you have the recommended amount of attic insulation, between R-49 to R-60 according to the U.S. Department of Energy, and call a qualified insulation contractor to add more if your home falls short. As part of your attic maintenance, inspect your insulation once a year to make sure it has not been damaged by roof leaks, mold, rodents, or other pests, and replace it if necessary. 

2. Seal Air Leaks

Many pipes, electrical cables, exhaust vents, HVAC ducts, and other services run from the living areas to the attic, creating small openings that can allow conditioned air to escape your home. To reduce your heating and cooling costs, seal these openings with caulk or spray foam. Around high-temperature items like appliance flues, chimneys, or recessed lighting, have a professional seal any gaps or openings with heat-resistant materials.

3. Check for Proper Ventilation

Excess heat in the attic can not only raise your cooling costs and make your home less comfortable, but it can also harm your roof and reduce its service life. Ideally, fresh air should constantly flow from vented soffits in the eaves, up along the underside of the roof deck, and out of box vents, gable vents, or a ridge vent installed near the peak of the roof. Make sure none of the soffit vents are blocked by insulation and check that there are enough ridge or box vents to balance the airflow from the soffits.

4. Check for Roof Damage

During your attic maintenance, look at the underside of the roof decking for signs of leaks, like moist areas, stains, white salt deposits, or pinholes of daylight. Also, check the floors and insulation below the roof for water damage. If you suspect you have a roof leak, contact a professional roofing company as soon as possible for roof repairs.

5. Clean & Organize

To make attic maintenance easier in the future, keep your attic as clean and organized as possible. This will help you spot damaged insulation or roof leaks easier while making it simple to find the items you have stored.
