How to Determine When It's Time for a Roof Replacement

Your roof is your home's first and best line of defense against the elements. And its structural integrity can affect virtually every component in your home, from the walls and floors to the heating and cooling system. Check for these five warning signs to see if it might be time for a roof replacement:

  1. Your Records

It's easy for the years to blur together, so check your records to see when your roof was replaced or re-shingled, either by you or a previous owner. Asphalt shingle roofs should last between 20 and 25 years while roofs installed over a layer of shingles should last approximately 20 years.

  1. Your Attic 

If you can see rays of sunlight streaming into your attic from above, your roof probably has holes in it. And if you see stains or streaks under the eaves, your roof has probably sprung a leak. Neither condition guarantees that you need a new roof, but it's a possibility you shouldn't ignore.

  1. Sagging

Sometimes, seeing your roof from the right angle can be the difference between observation and oversight. So, take your time and examine your roof from every angle to look for droops or sags. Such structural problems usually signal the need for a roof replacement.

  1. The Shingles 

When all is well, shingles lie flat against a roof. But when there are problems, they buckle, crack, curl, or bend to resemble a claw, meaning that the middle section rises up while the edges lie flat. While you take stock of the shingles, keep an eye out for shingle granules on the ground or in the gutters. Roofs tend to lose many granules at the end of their lifespan.

  1. The Flashings

Cracks or breaks in the flashing around skylights, vents and the chimney often lead to water damage. Early signs of decay around this important weatherproofing element include curls and rust. If you're lucky, you may simply need an upgraded flashing system (with metal being more durable than cement or tar).
