  • Rot and mold - The inspector will check the roof's structure as well as the attic space for any rot or mold that may have been caused by leaks. The presence of either rot or mold can compromise the structural integrity of your roof.
  • Structural problems - The inspector will check to see if the roof is sagging or if there are any other structural problems. If there are structural problems, they may recommend a roof replacement. Roofs with structural problems are going to be much more vulnerable to the weight of rain or the pressure of high winds, which could - in extreme cases - even cause the roof to collapse.
  • Shingle deterioration - The inspector will look for shingles that are missing, loose, buckling, curling or rotting. Damaged shingles make your roof more vulnerable to leaks and to wind damage.
  • Gutter condition - Your gutters are essential to proper drainage. If they are loose, they could tear down under the weight of rainwater, possibly causing structural and water damage.
